Understanding stamp duty
What is stamp duty?
Stamp duty is a government charge paid on certain legal documents and property transactions. For property buyers, it is usually one of the main costs when transferring land or a house.
Who usually pays it?
In a normal property purchase, the buyer usually pays stamp duty and related legal or registration costs. The final responsibility depends on the agreement and legal process.
Why can the final amount change?
The final payable amount can depend on the accepted property value, province, document type, and official assessment. Always verify with the relevant authority or notary before paying.
Formula used
- Property Sale / Transfer = 3% on first LKR 100,000 + 4% on balance
- Gift of Property = 3% on first LKR 50,000 + 2% on balance
- Mortgage Deed = 0.1% of mortgage value
- Lease / Rent Agreement = 2% of total lease/rent value entered
- Total Estimated Cost = Estimated stamp duty + other optional costs entered
